RENTAL AGREEMENT
Half of your rent is due here within 5 days of booking to confirm and guarantee your reservation. Failure to make this payment subjects your reservation to automatic cancellation. The balance due of rent, including security deposit and VI hotel tax must be paid in full 60 days prior to arrival. All cancellations and any requests for changes to your reservation (such as date changes or changes in the number of persons in your group) must be made IN WRITING, and emailed or mailed to us promptly.

DAMAGE DEPOSITS
Damage deposits are fully refundable to you provided there is no breakage, damage, missing items, trash/garbage removal, no additional cleaning for villas left abnormally dirty, long-distance calls charged to the house telephone, and no other charges incurred before, during or after your stay, still outstanding. All normal utilities (except for your long-distance phone calls) are included in your rental price. Water is at a premium here, so you must watch that you only use what you need. Guest agrees to pay the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked pantries and closets are not included in your rental. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. Rearranging the furniture or removing any items from the villa is prohibited.

GUEST SAFETY
Our on-island managers are to be treated like ship or aircraft Captains. If they determine that guests need to leave The Retreat for their own safety or that of the property, guests must comply and vacate the premises within 24 hours of receiving notice of this decision. The managers may also, at their sole discretion, implement any safety procedures necessary to protect the property from damage at any time, such as to prepare for a hurricane or mitigate the impact of a maintenance issue. Our on-island managers do everything within their power to make the stay of each and every guest perfect, and above all else to ensure their safety. They can only continue to do so if their decisions about the necessity of protecting and/or vacating the property, which are based on decades of experience on St. John and in-depth knowledge of The Retreat itself, are respected and implemented.

NOTARIZED LIABILITY WAIVER REQUIRED
We require a notarized liability waiver signed by all guests staying with us. It must be received prior to arrival in both PDF and hard copy formats. No one will be allowed on the premises without receipt of same.

RENTAL RATE POLICIES
RATES depend upon the number of guests staying with us and the number of beds and bedrooms used. Base rates are for 2 guests using one bed only. VILLA RENTAL RATES ARE BASED ON TWO PERSONS PER BED. While the entire property will be for your exclusive use, no other guests or owners present, the number of beds and bedrooms available for use is limited (determined) by the number of guests for whom rent has been paid.

REFUND POLICY
We strongly recommend the purchase of travel insurance. We do not offer refunds of any kind for any reason.
