PAYMENT AND CANCELLATION TERMSHalf of your rent is due here within 10 days of booking to confirm and guarantee your reservation. Failure to make this payment subjects your reservation to automatic cancellation. The balance due of rent, Government Hotel Tax, and damage deposit must be paid in full at least 45 days prior to your arrival. All cancellations and any requests for changes to your reservation (such as date changes or changes in the number of persons in your group) must be made IN WRITING, and faxed, emailed or mailed to us promptly. If you cancel more than 45 days prior to your arrival date, 80 per cent of your total rent will be refunded to you and 20 per cent of your total rent will be retained as liquidated damages. If you cancel within 45 days of your arrival date, 100 per cent of your total rental will be retained as full liquidated damages. We'll always do our utmost to help fill dates which must be cancelled, for whatever reason, so that a full or partial refund can be made to you without loss to the villa owner. Refund arrangements can depend largely on the amount of notice given to us of your cancellation, and of the time of the year. If your cancelled dates are rebooked to another guest, 80 per cent of your rental monies will be returned to you for the nights rebooked, and 20 per cent may be retained as full liquidated damages. Refunds due to last-minute reductions in the total headcount originally booked will only be considered on a case-by-case basis within 45 days of arrival. No-shows, late arrivals, reductions in number of persons in your group after arrival, and early departures are all non-refundable. No refunds will be granted unless there is a serious problem which cannot be remedied within 24 hours, or which causes the Guest extreme, undue discomfort or serious inconvenience. Guests who abandon their villa without permission from agree they have no rights to compensation.
All U.S.V.I. rentals under 91 days' duration are subject to a 10% U.S.V.I. GOVERNMENT HOTEL TAX, so be sure you figure this additional cost into your vacation budget!
DAMAGE DEPOSITSDamage deposits are fully refundable to you within 45 to 60 days of your departure, provided there is no breakage, damage, missing items, trash/garbage removal, no additional cleaning for villas left abnormally dirty, long-distance calls charged to the house telephone, and no other charges incurred before, during or after your stay, still outstanding. All normal utilities (except for your long-distance phone calls) are included in your rental price. Water is at a premium here, so you must watch that you only use what you need. Guest agrees to pay the cleaning or replacement costs for all damages to personal property or to the real estate, which may occur as a result of your occupancy, excluding normal wear and tear. Locked pantries and closets are not included in your rental. You as the Guest agree to take all reasonable steps to ensure that your family and other guests in your party adhere to the rules and regulations affecting your villa. Rearranging the furniture or removing any items from the villa is prohibited.
GUEST SAFETYOur on-island managers are to be treated like ship or aircraft Captains. If they determine that guests need to leave The Retreat for their own safety or that of the property, guests must comply and vacate the premises within 24 hours of receiving notice of this decision. The managers may also, at their sole discretion, implement any safety procedures necessary to protect the property from damage at any time, such as to prepare for a hurricane or mitigate the impact of a maintenance issue. Our on-island managers do everything within their power to make the stay of each and every guest perfect, and above all else to ensure their safety. They can only continue to do so if their decisions about the necessity of protecting and/or vacating the property, which are based on decades of experience on St. John and in-depth knowledge of The Retreat itself, are respected and implemented.
